The Grand Rapids painting market, honestly
Grand Rapids runs on a calendar, and any ad account here has to respect that before it does anything else. Lake Michigan holds this city near 46 percent of possible sunshine over the year and closer to 24 percent in the depth of winter, then drops roughly 72 inches of snow on the metro before it lets go in spring. What that leaves a painter is a narrow outdoor window and a stack of houses that are almost entirely wood. Lumber floated down the Grand River and furniture factories turned it into a city, so the old neighborhoods went up as frame and clapboard instead of brick. The city median build year sits around 1953, better than a third of the housing predates 1940, and Heritage Hill alone holds about 1,300 houses in more than 60 styles a few blocks from downtown. The West Side blocks that housed Polish and Dutch factory labor are the same construction at a smaller scale and a smaller ticket. With better than a third of the city stock built before 1940, most of this work is scrape, prime, glaze, and carpentry long before a finish coat goes on, and effectively all of it is pre 1978. That is a different job, a different keyword set, and a different landing page than a vinyl trim repaint out in Hudsonville. Share one campaign between them and the numbers turn to mush.

Paint does not die of sunburn in West Michigan, it gets pried off. Lake effect cloud keeps surfaces damp and slow to dry for most of the cold half of the year, and then a winter of freezing and thawing goes at every hairline crack in the film. Water works under an edge, freezes, lifts the coating, thaws, and the coating stays lifted. Repeat that a few dozen times and April shows a homeowner a wall that looked fine in October. That failure pattern is worth advertising in plain language, because it explains why the cheap bid three years ago did not hold and why prep is the entire job rather than a line item somebody can shop out of the price.

The short season is the constraint, and most painters here run their advertising backward because of it. Outside work realistically runs May into October, with September and early October giving the best curing weather of the year, and that is a tight window to fill a season into. A painter who waits for the first warm week to switch on ads is bidding against every other crew in Kent County at the same moment, on a cold account with no history, at the worst prices of the year. The account should already be running in February and March, when a homeowner is staring at peeled siding and almost nobody is bidding for that attention. Interiors, cabinet refinishing, and historic prep carry the spend through the dark months while the data compounds.

Census figures show Grand Rapids as the fastest growing metro in the state since 2020, up about 33,600 residents or roughly 3 percent, with Kent County near 675,232 and Ottawa County near 308,459 and still the fastest growing of the ten largest counties in Michigan. Growth on the Ottawa side means subdivisions in Hudsonville, Jenison, and Georgetown Township are aging into a first repaint at the same time the pre war stock inside the city runs its fourth or fifth cycle. Two buyers, two tickets, two very different jobs to bid. A single flat metro wide budget pays the same for both and tells you nothing about which one is worth your crew.
